This 30 story building consists primarily of office space and includes multiple car park floors, retail area, function rooms and a café. The building maintains the heritage façade from the Northern Roller Milling Company.

Systems:

The site utilises Variable Air Volume boxes supplied from two air handling unit plantrooms located at the top and bottom of the office floors. Air is ducted from two central risers to a ring main on each floor. The main roof plantroom houses three water cooled chillers which provide cooling to the air handling units.

A tenant condensing water system is also provided for additional server room cooling requirements.

The air handling units themselves were so large they were required to be built from Bondor panel constructed around the fans and cooling coils.

The modular design of the floor duct ring mains meant that they could be installed prior to the tenant fit out requirements being known. This enabled a substantial amount of work to be done early and ensure we met the project completion date.
